A dirt crawl space under a home can lead to unending problems. The earth has very high humidity in the soil. This water vapor moves easily into the crawl space and upwards into the house environment. It is also this rim joist area that is often poorly insulated. Even when your rim joist is insulated with fiberglass bats, the outside air will still leak in through the bats, because this form of insulation acts as a filter. Spraying expanding foam insulation on the inside surface of the rim joist, to cover the sill plate down to the top of the basement wall, not only seals all air leaks very effectively, but it insulates as well.
