Dirt Crawl Space
Only half of this crawl space had a vapor barrier. In one area under the duct work had water on top of the plastic because the water vapor condensed on the AC duct work and dripped back onto the plastic.
Condensation on the Duct Work
The crawl space held moisture and it would condense on the AC duct work in the summer and drip back on top of the plastic and keep repeating evaporating and condensing.
Wood Rot
Over time the moisture in the crawl space weakened the wood and the floor had sagged in the middle.
Galvanized Support Post
To help level and keep the floor level, adjustable galvanized beam support post were installed. An encapsulation system was also installed, CleanSPACE™, to stop wood rot.
CleanSPACE™ Wall and Floor
The vapor barrier is sealed to the crawl space foundation wall and laid across the dirt floor. The area is covered and sealed so zero moisture can escape from the dirt and get into the house or cause wood rot.
