Waterproofing a basement with a stone foundation is mostly like any other basement except the walls need to be addressed somewhat differently. Stone foundation walls seam to always leak through the mortar seams between the stones. If a coating was applied it usually falls off over time. Offen several coats are found on the basement stone foundation in the St. Louis area. The loose material needs to be removed so once the wall covering is in place the debris does not contin to fall off teh stone wall and get into the WaterGuard waterproofing system. There are several options for the wall covering to included our ThermalDry wall. It acts as a waterproofing membrane at the face of the stone and drains the water leaking into the basement down to the WaterGuard. The "silver" reflective side does actually that, it relflect the conditioned air in the basement back intot he room. So in the winter the heater warm air in the basement is not absorbed by the stone foundation. Nor does the cooler air conditioned air in the summer.

Exterior Stone Foundation

The basement foundation made with stone have several mortar seams much like Block or Brick basement foundation walls. The water leaks in between the stone seams and at the wall - floor - foundation footing seams. In this case the wide stone wall is its own footing so some of the leaks occur where the basement floor meets the stone wall.

Checking for Foundation Settling

Because of the weight of the stone foundation they can settle. Seeing this type of cracking in the brickwork means some settling has occurred. We determine the degree of settling by using a laser transit to benchmark the position of the home.

The painted coating has fallen off at the lowest part of the stone foundation which is normal since most of the wall is above grade outside.

At any part of the stone wall that is below the yard grade outside you will find the painted coating falling off the stone foundation. Water is getting behind the coating and over time forces the material loose.

Sometimes to try and stop the basement from leaking at the wall floor seam and extra pour of concrete is place up against the stone wall on top of the basement floor. The extra mass of material is a poor attempt to stop the leak from getting in. NOTE: the concrete may be mistaken for a raised footing. If the raised footing is actually there we would use our FlowGuard with our basement waterproofing system WaterGuard.
