Basement Waterproofing Photo Album: Water Coming in Over the Sill Plate St. Louis
This townhouse complex had limited downspout drainage as well as no landscape drainage. During the heaviest rainfalls, a center unit was getting water in one corner of the basement and in the middle of a rear room. The owners never saw the water coming in so they were not sure exactly what to do. Sometimes it leaked and sometimes it did not. We used the garden hose to test the outside drainage at the sliding walkout doors and within a few minute of running water a leak occurred and pooled in the middle of the floor. The water was coming in under the threshold and not from the sump pump pit. NOTE: reasonable suspicion would have been the sump pump pit since there was not a sump pump installed but the water came from under the door way. Also, the overflowing gutters and bad landscape drainage caused water to pool and come in the basement over the sill plate. An interior waterproofing system with a vertical access for water coming in and down the basement foundation wall would have kept the basement floor dry but the wood framing of the townhouse would continue to get wet and mold. Eventually, the wood would rot enough that it would need to be replaced. Not to mention the mold causing sinus or allergy problems. The best repair would be to add more downspouts and put in landscaping drains.
