Basement foundations made with blocks that have hollow cells in the middle need extra attention to make sure the basement will stay dry after it is waterproofed. This home in Cobden, IL had a drain tile system and sump pump installed that needed to be replaced. Whenever we see a small section of the floor re-broken it is usually done to determine where the drain tile clogged or hoping to flush the out pipe somehow and open the clog. Also, the blocks are drilled with weep holes to let out the water from inside the open cells but over time dirt gets in and turns to mud that clogs the drain tile. If we ever find a situation like this we plug the weep holes and install a vertical waterproofing vapor barrier up the wall to control the leak and get the water to the sump pump.

Block Basement Waterproofing

Any weep hole previously drilled into the open center cells of the blocks that are letting in soil, dirt that gets wet and clogs as mud, are sealed so the waterproofing will not clog in the future.

The old single sump pump will be replaced with one that includes a battery back up.

Re-Leaking

This is typically the location used to track down a clogged drain tile system. Over time mud gets into the system from the block wall letting in soil through the weep holes. Sometime the opening is used to try and flush the drain tile to open up the clog.

Short or Tall Vertical Vapor Barrier

Depending on the sealed interior block foundation, the vertical vapor barrier may be different heights. If there were higher vertical cracks in the wall then the vapor barrier would be installed higher. The wall membrane is set in the floor with our WaterGUARD™ waterproofing system taking all of the water leaking into the basement to the sump pumps.

This system has 3 sump pumps, two primary pumps and one battery back up pump. The 2 primary sump pumps have individual discharge lines to get the water up and out of the basement as fast as possible.
