Going Under Interior Walls
Most of the time for a basement waterproofing system, we can install it going under interior room finished walls. However, this half of the basement had the raised footing so we needed to break out the basement floor wider and therefore had to cut more of the drywall out on the interior wall than usual.
Finished Concrete
Once the perimeter waterproofing piping, WaterGUARD™ is installed with the second waterproofing product included because of the raised footing, the basement floor section is re-poured.
Going Under the Stairs
The very last step of the stairs were removed to install the system and was replaced as best possible. NOTE: for the age of the home the wood step was in surprisingly good condition so the replacement went without a problem. Many times the woods is rotting or splits in half when removed and a completely new step is need after we do our work. This may add to the overall cost of the job. Also, there are two waterproofing products in this photo for part of the dual drainage system.
Inspection Port
On a side wall under the stairs some distance from the sump pump system, an inspection port is added to help the working function of the waterproofing system. It also has a knock out that may be used for a condensation line, for example from a dehumidifier, so a trip hazard across the basement floor may be relocated.
Waterproofing Under the Stairs
The last step nearest to the basement floor was removed to install the waterproofing system and is now replaced. It takes up to 28 days for the new concrete to set up and dry before re-installing the basement floor covering, carpet.
2 Drains to Sump Pumps
With the dual drainage system we installed dual drain outlets to get the water into the sump pump as quickly as possible.
Sump Pump System
This sump pump system has several features to help make sure that the basement will stay dry, First, it has an enclosed lid to control evaporation out so the sump pump pit. There are TWO sump pumps that rest on individual sump pump stand to determine when each sump pump switch will turn on. Each sump pump has their own discharge line too.
Sump Pump Lid Floor Drain
This radon approved floor drain means that only liquid may enter the sump pump pit and moisture vapor will not evaporate out.
High Water Alarm
Through the sump pump lid is a high water alarm probe. In the event that the electric tot he sump pump is cut, and water is rising in the sump ump pit, an alert will sound prior to the basement floor getting wet again.
Drywall Cut Out
The drywall along the perimeter of the basement is cut away so the basement floor can be jack hammered and removed to install the waterproofing system. Typically the wooden wall studs and drywall that has been wet several times is moldy and should be removed for a healthier home. Depending on the mold will determine how much of the drywall needs to be removed.
IceGUARD™, the One and Only
Each sump pump discharge line going to the outside is attached to an IceGUARD™. Then the 1 and 1/2 inch lines are attached to a 4 inch drain line. The IceGUARD™ makes sure that water once pumped out by the sump pumps will remain outside in the event that the 4 inch drain line may clog or be frozen.
Sump Pump Exterior Drain Line
The sump pump drain lines were able to be dug behind the AC unit and come away from the patio pad to the right and drain the water down hill away from the home.
