Of course, the basement leak was on the finished side of the basement and not the unfinished half. Once the drywall was removed and there were no foundation cracks leaking the WaterGUARD™ waterproofing system was installed at the wall and floor seam in the basement. Radon testing was done that scored over the EPA 4.0 score so a radon mitigation system installed too. So, the waterproofing system was installed as a closed system. A vertical wall material was installed and for the unfinished side of the basement BrightWALL™ was used to also look more of a finished look in the basement. Then with the TripleSAFE™ sump pump system pumping all the water out, the basement will remain dry and safe.

Horizontal Poured Foundation Walls

The wooden planks used as the foundation forms are later used as the floor joists. This methods gives the look of horizontal seams in the basement foundation wall in the unfinished part of the basement.

Mold for a Basement Leak

Over time the leak in the basement continues and the mold makes the basement smell moldy. This leak was reoccurring over several years until it leaked long enough for the center of the carpet in the basement to get wet enough so the homeowner could track down where the water was coming in.

Small Leak Hidden

The carpet absorbed the water along the basement wall and was hidden behind a book shelf near one corner of the finished basement. The leak was reoccurring enough that mild was forming on the drywall too

BrightWALL™ and Radon Draw Pipe

Once the wall is covered and connected to the WaterGUARD™ waterproofing system at the floor perimeter, the system is sealed so the draw pipe to the Radon fan can collect the gas and vent it back outside into the air.

TripleSAFE™ Sump Pump and BrightWALL™

Another look at the BrightWALL™ wall covering that is part off the closed waterproofing system needed with a radon mitigation system. The TripleSAFE™ has an air tight lid and approved radon floor drain in the lid for condensation drain lines. Water goes into the drain and into the pump pit but no air leaks up and out.

Radon Draw Pipe Close Up

The radon fan overhead draws the radon gas out from beneath the basement floor and is sealed at the concrete entry point too. The waterproofing system at the wall covering is also sealed. NOTE: the waterproofing system is strong enough to support appliances once the concrete floor is re-poured.

Basement Walkout Door to Stairwell

Flooded stair wells can leak under the door so the trench drain was installed to make sure the carpet would stay dry.

Exterior Stairwell

A clogged drain outside lets water pool up and leak under the basement door. Having a functioning door for egress is important for a basement bedroom and to increase the value of the home.
