Uniform
This type of settlement is very rare. In uniform settlement, the entire foundation settles at the same rate. In this type of settlement, the homeowner will not experience any foundation problems.
Tipping
This type of settlement could lead to foundation problems. In tipping settlement, one part of the home’s foundation settles in a uniform fashion. This type of settlement causes the structure to appear to be leaning. If you believe that your foundation is settling in this manner, it is imperative to have an inspection to ensure the safety of your home.
Differential
Foundation settlement can not only cause concerns about structural integrity and safety, but the cracks can also allow water to flow into your basement. Thankfully, there are permanent solutions to these foundation problems.This type of settlement is fairly typical, but can be the most detrimental to your home’s foundation. With differential settlement, the foundation settles unevenly. Typically, in differential settlement, one corner of the foundation may settle. The settling foundation can cause the walls to crack. Vertical cracks and stair step cracks are indications of differential settling.
