Flooded Landscape

Water Leaking Over the Sill Plate
Even with a brick exterior walls, the water from heavy rain flooded the yard outside and leaked into the basement by coming over the sill plate.
Second Leak
Typically, wet basements are caused when there is too much water saturating the ground around that basement and leak in at the wall and basement floor seam. This basement had that problem and water coming in over the sill plate. Both issues needed to be address for a dry basement.
Leaking at the Pipe Opening
The opening drilled for the air conditioning lines to go to the outside unit also leaked when the landscaping flooded. Plugging the hole is not a good repair because the wood is getting wet and will grow mold and then rot as the water is coming in at the sill plate elsewhere.
Outside Air Conditioning Lines
Exterior of where the HVAC lines were coming our of the basement.
One Leak Went to the Sump Pump
Several spots where leaking over the sill plate and only a couple leaked and ran to the sump pump. The rest got the finished side of the basement wet.
