It is also this rim joist area that is often poorly insulated. Even when your rim joist is insulated with fiberglass bats, the outside air will still leak in through the bats, because this form of insulation acts as a filter. Spraying expanding foam insulation on the inside surface of the rim joist, to cover the sill plate down to the top of the basement wall, not only seals all air leaks very effectively, but it insulates as well.

Protecting a Basement from Leaks

This basement in Ballwin, Missouri. was unprotected from leaks that occur where the wall meets the floor. Leaks often occur there as water builds up beneath the floor. The water level rises until it can leak into the basement through the tiny gap between the wall and the floor. 

 

The best way to prevent these leaks is to redirect that water before it can rise into the basement. To do this, foreman Dave H. installed WaterGuard™ just below the floor along the wall. WaterGuard™ is a perimeter drainage system that sits on top of the footing, beneath the floor, and drains water from below the house into the sump pump system before it can rise into the basement. Because WaterGuard™ sits on top of the footing it won't get clogged by the mud and won't require filter fabrics that will eventually need replacing. 

 

WaterGuard™ drains into the TripleSafe™ sump pump system. This system features three pumps that can work individually or together to pump water out of the home even during power outages. The TripleSafe™ sump pump expells water outside through the IceGuard™ attachment and to the outlet of the discharge line. The IceGuard™ attachment is added to the outside discharge line to allow water to flow out from the sump pump even when the outlet is blocked by ice or debris. The simple system will allow water to pour out from the IceGuard™ attachment only when the other end is blocked. This will keep the water flowing out from the sump pit, rather than building up and flooding. 

 

As a final waterproofing measure, the discharge line and downspouts from the gutters are extended so that they pour water away from the home. This will help keep water from building up around the foundation of the home which will help prevent leaks.
